Sign with a builder for a new home or condo you will live in, and you may get relief of the full 13% HST on homes up to $1 million, whether or not you are a first-time buyer. Builders can credit it at closing.

    We send floor plans, the price list and the deposit structure as soon as the builder releases them to brokers.

Pre-construction, in plain terms

Deposits

You pay the deposit in instalments, not all at once. At Forêt Forest Hill, for example, you pay $10,000 on signing, the balance to 5% within 30 days, 5% at 120 days, 2.5% at 750 days, 2.5% at 900 days and 5% at occupancy, or 20% in total. Some buildings ask less: Akra Living asks $10,000 on signing, the balance to 5% within 30 days and 5% at occupancy.

Occupancy and closing

With a new condo, you often move in before the building is registered and pay a monthly occupancy fee (interest on the unpaid balance, estimated taxes and maintenance) until final closing. In a completed building with move-in ready suites, that wait is much shorter.

Closing costs

Budget for Ontario land transfer tax and Toronto’s municipal land transfer tax (first-time buyers may qualify for rebates on both), legal fees, development charge adjustments and utility hookups. Check what you could get back with our HST rebate calculator.

Available to individuals buying a newly built or substantially renovated home from a builder as their own or a relation's primary residence. The agreement of purchase and sale must be signed April 1, 2026 to March 31, 2027, with construction starting by December 31, 2028 and substantially completed by December 31, 2031. Relief covers the full 13% HST on homes up to $1,000,000; the maximum dollar relief ($130,000) applies to homes up to $1,500,000 and is reduced for homes priced between $1,500,000 and $1,850,000; at $1,850,000 and above, only the existing Ontario new housing rebate (up to $24,000) may apply. Agreements signed before April 1, 2026 do not qualify, even if amended or assigned; assignments qualify only if both agreements fall within the window. Builders may credit the relief at closing; otherwise buyers apply to the CRA after closing. Eligibility conditions apply, and programs may change.
