How VIP registration works

  1. 1

    Register or book a time

Fill in the VIP form, pick a 30-minute phone or in-person appointment, or call Jay. Tell us which communities you like, your budget and when you want to move.

  2. 2

    Get the package first

We send floor plans, the price list and the deposit structure as soon as the builder releases them to brokers.

  3. 3

    Choose your home

Jay walks you through the numbers and helps you secure a lot or suite before the public launch. There is no cost to you.

Pre-construction, in plain terms

Deposits

You pay the deposit in instalments, not all at once. Freehold builders usually ask a fixed amount over a few months; a traditional townhome at Everpine, for example, asks $90,000 over 300 days. Condos often ask 15–20% of the price, spread over the first one to two years, and some ask less.

Occupancy and closing

A freehold home usually closes the day you get the keys. With a condo, you often move in before the building is registered and pay a monthly occupancy fee (interest on the unpaid balance, estimated taxes and maintenance) until final closing.

Closing costs

Budget for Ontario land transfer tax (Richmond Hill has no municipal land transfer tax), legal fees, development charge adjustments and utility hookups. Check what you could get back with our HST rebate calculator.

Not sure which one fits?

Book a 30-minute appointment by phone or in person. Jay will walk you through floor plans, prices and deposits for the Richmond Hill homes and condos that match your budget.

‡HST relief: combined Ontario Enhanced New Housing Rebate (up to $80,000, administered by the CRA) and Ontario New Home Affordability Payment (up to $50,000, paid by the Province of Ontario). Available to individuals buying a newly built or substantially renovated home from a builder as their own or a relation's primary residence. The agreement of purchase and sale must be signed April 1, 2026 to March 31, 2027, with construction starting by December 31, 2028 and substantially completed by December 31, 2031. Relief covers the full 13% HST on homes up to $1,000,000; the maximum dollar relief ($130,000) applies to homes up to $1,500,000 and is reduced for homes priced between $1,500,000 and $1,850,000; at $1,850,000 and above, only the existing Ontario new housing rebate (up to $24,000) may apply. Agreements signed before April 1, 2026 do not qualify, even if amended or assigned; assignments qualify only if both agreements fall within the window. Builders may credit the relief at closing; otherwise buyers apply to the CRA after closing. Eligibility conditions apply, and programs may change. This is general information, not tax or legal advice; confirm with your builder, lawyer or the CRA.
