Up to $130,000 in HST relief on a new home‡

Ontario’s enhanced HST relief on new homes

Sign with a builder for a new home or condo you will live in, and you may get relief of the full 13% HST on homes up to $1 million, whether or not you are a first-time buyer. Builders can credit it at closing.

Applies to agreements signed April 1, 2026 to March 31, 2027.

Pre-construction, in plain terms

Deposits

You pay the deposit in instalments, not all at once. Freehold builders usually ask a fixed amount, often $80,000 to $120,000, over a few months. Condos often ask 15–20% of the price, spread over the first one to two years, and some ask less.

Occupancy and closing

A freehold home usually closes the day you get the keys. With a condo, you often move in before the building is registered and pay a monthly occupancy fee (interest on the unpaid balance, estimated taxes and maintenance) until final closing.

Closing costs

Budget for Ontario land transfer tax (plus Toronto's municipal land transfer tax if you buy in Toronto), legal fees, development charge adjustments and utility hookups. Check what you could get back with our HST rebate calculator.

Counts and starting prices are taken from each city page as of November 2026; some starting prices are the builder's price after HST rebates, subject to purchaser eligibility, so see each city page for details. Incentives may be limited to a set number of homes. Move-in ready homes are subject to availability. All images are artist's concept. ‡HST relief: combined Ontario Enhanced New Housing Rebate (up to $80,000, administered by the CRA) and Ontario New Home Affordability Payment (up to $50,000, paid by the Province of Ontario). Available to individuals buying a newly built or substantially renovated home from a builder as their own or a relation's primary residence. The agreement of purchase and sale must be signed April 1, 2026 to March 31, 2027, with construction starting by December 31, 2028 and substantially completed by December 31, 2031. Relief covers the full 13% HST on homes up to $1,000,000; the maximum dollar relief ($130,000) applies to homes up to $1,500,000 and is reduced for homes priced between $1,500,000 and $1,850,000; at $1,850,000 and above, only the existing Ontario new housing rebate (up to $24,000) may apply. Agreements signed before April 1, 2026 do not qualify, even if amended or assigned; assignments qualify only if both agreements fall within the window. Builders may credit the relief at closing; otherwise buyers apply to the CRA after closing. Eligibility conditions apply, and programs may change. This is general information, not tax or legal advice; confirm with your builder, lawyer or the CRA.
