Up to $130,000 in HST relief on a new home‡

Ontario’s enhanced HST relief on new homes

Sign with a builder for a new home or condo you will live in, and you may get relief of the full 13% HST on homes up to $1 million, whether or not you are a first-time buyer. Builders can credit it at closing.

Applies to agreements signed April 1, 2026 to March 31, 2027.

Pre-construction, in plain terms

Deposits

You pay the deposit in instalments, not all at once. Freehold builders usually ask a fixed amount over a few months; a town at Marquis Series at Hazel Glenn, for example, asks $50,000 over 150 days, starting with $15,000 on signing. Condo-tenure towns such as Modal at Main ask a percentage instead: 10% over 210 days.

Occupancy and closing

A freehold home usually closes the day you get the keys. With a condo, you often move in before the building is registered and pay a monthly occupancy fee (interest on the unpaid balance, estimated taxes and maintenance) until final closing.

Closing costs

Budget for Ontario land transfer tax (Cambridge has no municipal land transfer tax), legal fees, development charge adjustments and utility hookups. Check what you could get back with our HST rebate calculator.

‡HST relief: combined Ontario Enhanced New Housing Rebate (up to $80,000, administered by the CRA) and Ontario New Home Affordability Payment (up to $50,000, paid by the Province of Ontario). Available to individuals buying a newly built or substantially renovated home from a builder as their own or a relation's primary residence. The agreement of purchase and sale must be signed April 1, 2026 to March 31, 2027, with construction starting by December 31, 2028 and substantially completed by December 31, 2031. Relief covers the full 13% HST on homes up to $1,000,000; the maximum dollar relief ($130,000) applies to homes up to $1,500,000 and is reduced for homes priced between $1,500,000 and $1,850,000; at $1,850,000 and above, only the existing Ontario new housing rebate (up to $24,000) may apply. Agreements signed before April 1, 2026 do not qualify, even if amended or assigned; assignments qualify only if both agreements fall within the window. Builders may credit the relief at closing; otherwise buyers apply to the CRA after closing. Eligibility conditions apply, and programs may change. This is general information, not tax or legal advice; confirm with your builder, lawyer or the CRA.
